7.1項(xiàng)目總承包管理的內(nèi)容
根據(jù)雇主招標(biāo)文件要求,中標(biāo)單位為沈陽星摩爾購物廣場(chǎng)工程的總承包單位，履行其對(duì)自行組織施工項(xiàng)目、雇主指定分包項(xiàng)目、雇主直接發(fā)包項(xiàng)目的總承包管理、協(xié)調(diào)、組織、配合職能，如果我公司有幸中標(biāo)該工程，結(jié)合我公司成功總承包大型公建工程的施工經(jīng)驗(yàn)，將按照施工合同的要求，除了負(fù)責(zé)總承包范圍內(nèi)自行組織實(shí)施的施工內(nèi)容外，還將對(duì)指定分包及其它承包商的施工時(shí)間、進(jìn)度、管理進(jìn)行協(xié)調(diào)，并對(duì)其工程質(zhì)量、施工進(jìn)度承擔(dān)總包管理責(zé)任。同時(shí)，在施工管理過程中，承包人將與雇主直接分包的工程承包商密切協(xié)調(diào)、彼此配合。施工總承包管理的重點(diǎn)內(nèi)容為：
7.1.1統(tǒng)籌協(xié)調(diào)與工程建設(shè)有關(guān)各方的關(guān)系
承包人將站在總承包的高度，以對(duì)雇主、對(duì)工程高度負(fù)責(zé)的職業(yè)道德，對(duì)工程進(jìn)行統(tǒng)籌安排和全面控制，全過程全方位的為雇主服務(wù)。我們深知作為工程總承包方，不是單一的責(zé)任，而是對(duì)工程的各個(gè)方面和環(huán)節(jié)都負(fù)有責(zé)任和義務(wù)。我們承諾在整個(gè)施工過程中，將樹立總包管理的核心地位，充分體現(xiàn)總包的管理作用，協(xié)調(diào)處理好與雇主、監(jiān)理、設(shè)計(jì)以及各參建單位之間的相互關(guān)系，理順管理程序。標(biāo)書翻譯

7.1.2施工現(xiàn)場(chǎng)的計(jì)劃、質(zhì)量等綜合組織管理、協(xié)調(diào)

7.1.3項(xiàng)目技術(shù)總管理與總協(xié)調(diào)
一、重點(diǎn)協(xié)調(diào)各專業(yè)技術(shù)方案之間的配合與銜接。
二、重視圖紙深化設(shè)計(jì)和施工詳圖設(shè)計(jì)，提高圖紙綜合審核能力和深化設(shè)計(jì)能力。我公司將組織自身的力量、組織各分包商，根據(jù)設(shè)計(jì)師的圖紙和設(shè)計(jì)要求，按照工程進(jìn)度的總體要求，完成各專業(yè)施工深化詳圖并進(jìn)行專業(yè)之間的協(xié)調(diào)。
7.1.4施工現(xiàn)場(chǎng)文明安全施工總管理
作為總承包商，我集團(tuán)將承擔(dān)施工現(xiàn)場(chǎng)文明安全施工的總包管理責(zé)任，對(duì)所有參施單位統(tǒng)一標(biāo)準(zhǔn)，嚴(yán)格要求，認(rèn)真約束，確?，F(xiàn)場(chǎng)文明安全施工管理達(dá)標(biāo)。
7.1.5施工技術(shù)資料的總承包管理
總承包商將按照國家和遼寧省有關(guān)技術(shù)資料管理規(guī)定，結(jié)合優(yōu)質(zhì)工程對(duì)施工技術(shù)資料的要求，制定統(tǒng)一的技術(shù)資料收集、整理辦法，明確總承包、專業(yè)分包、指定分包等各方職責(zé)。施工技術(shù)資料由總承包匯總整理、審核，確保整個(gè)工程技術(shù)資料內(nèi)容齊全、層次分明、真實(shí)準(zhǔn)確。
7.1.6對(duì)各分包商的協(xié)調(diào)與服務(wù)
作為總承包商，我們將把所有分包商的工程進(jìn)度、質(zhì)量、文明安全施工和工程技術(shù)資料等納入總承包管理范疇，使施工各方成為一個(gè)團(tuán)結(jié)、高效的有機(jī)體，共同實(shí)現(xiàn)工程目標(biāo)。在施工過程中，將根據(jù)施工合同向分包商提供場(chǎng)地、臨時(shí)道路、腳手架及垂直運(yùn)輸設(shè)施、施工測(cè)量控制點(diǎn)、臨時(shí)用電、用水、施工照明、垃圾清運(yùn)、保安等方面的服務(wù)。

在工程項(xiàng)目管理的實(shí)施過程中，充分利用計(jì)算機(jī)和信息化技術(shù)等現(xiàn)代輔助管理手段，保障工程項(xiàng)目?jī)?yōu)質(zhì)、高效、順利地完成。

7. General Contract Management of this Project
7.1 General Contract Management Content of this Project

If we have the honor to successful bid this project, we will be in accordance with the requirements of the construction contract and combine our experience of large public project construction to take charge of the construction for the general contract construction besides coordinating the construction time, progress and management of the nominated subcontractor or other contractors and assume the general contractor’s management responsibility. 7.1.6 The Coordination and Service for the Subcontractors
As the general contractor, we will bring all the subcontractors’ construction progress, quality, safe construction and the technical data into the category of general management, in order to unite all the parties for constructing to an organism with high efficiency and complete the project together. In the course of construction, we will provide field, temporary roads, scaffolds and vertical carrying device, control point for construction measure, and the service for temporary electricity, water, construction lighting, garbage caring and security, etc.
